What the Law Requires
Social landlords who fail to comply may face legal action by tenants for breach of tenancy.
Emergency hazards:
- Emergency hazards, including dangerous damp or mould, must be repaired within 24 hours once identified.
Significant hazards:
- Social landlords must investigate potential significant hazards within 10 working days of becoming aware.
- Within 3 working days of completing the investigation, the landlord must provide the tenant with a written summary of findings.
The future of Awaab’s Law:
- This initial phase focuses on damp, mould, and emergency hazards, with the scope of the law expanding over the coming years to cover further hazards (e.g. structural, fire, electrical faults).
